T HI S LEAS E AGR E EMENT (hereinafter "LEAS E") is made and en t ered into this

February 7 , 2002 , 8080 N . Palm , S ui te 207, Fresno , CA 93711 (hereinafter co llectively
"LESSOR "), and the COU NTY OF FRESNO a politi c al subdiv is ion of the State of
California , 2220 Tu lare Street, 16th Fl oo r, Fresno , CA 93721-2120 ("COUNTY") and CITY
OF FRESNO a municipa l corporation ("C ITY"), 2600 Fresno Street , Fresno, CA 93721
(hereinafter col lective ly "LESSEES").
1. LEAS ED PR EM IS E S -LE SSOR hereby leases to LESS EE S the office
space at the locat ion commo nly known as Su ite 400, 2510 South East A venue , Fresno ,
CA 93706 , w h ich is approx imately 12 ,300 square feet, together with approximately 3 2 on-
site assigned parking st alls (herei nafter t he "Premises"). L ESSOR shall provide twelve to
fourteen fenced and secured parking st alls to LE SSEE as shown in red on Exhibit "A " and
eighteen additional fenced stalls as s hown i n green on Ex hibit "A ," attached hereto and
incorporated here in by reference . The secured parking stalls shown in red s hall ha ve
access to pedestrian gates located o n the east and west side of this new secured parking
area . LESSEES may ha ve access t o any additio n al, unassigned pa rking stall s rema ining
on t he property .
2 . TERM -T he p rimary t er m of t his L EASE shall be ten years commencing on
J anuary 15, 2018 . In no event sha ll the term of th is LEASE e xtend be yond January 14,
2028 .
3 . RENT -LE SS EE S shal l pay to LE SSOR rent i n advance on or about t he
20th of each month according to t he f o ll owing schedu le :
