AMENDMENT I TO LEASE AGREEMENT AGT. #05-115
AMENDMENT I TO LEASE AGT. #05-115 (hereinafter "AMENDMENT I") is
made and entered into this 24th day of _--:..:.;M=a.._y ___ ,2016, between MARKS
BULLARD INVESTORS LP, 1100 W. Shaw, Suite 116, Fresno, CA 93711 (hereinafter
"LESSOR") and the COUNTY OF FRESNO, a political subdivision of the State of
California, 2220 Tulare St., Suite 2100, Room 2101, Fresno, California 93721-2106
(hereinafter "LESSEE").
WHEREAS, LESSOR and LESSEE are Parties to that certain Lease
Agreement #05-115, dated April 26, 2005 {hereinafter "LEASE"), for the property at the
location commonly known as 3071 W. Bullard Avenue, Suite 20A, Fresno, C A93711,
(hereinafter "Premises"); and
WHEREAS, LESSEE uses the Premises as library space; and
WHEREAS, the LEASE is set to expire on May 31, 2016; and
WHEREAS, LESSOR and LESSEE (hereinafter the "Parties") desire to extend
the lease term, making the term month to month, effective June 1, 2016.
NOW, THEREFORE, for good and valuable consideration, the receipt and
adequacy of which is hereby acknowledged, the Parties agree as follows :
1. Section 2, "TERM," of this LEASE, located on page 1, lines 12 through 17,
is deleted In its entirety and replaced with the following:
"2. TERM -The initial term of this LEASE shall be eight (8) years, commencing June
1, 2005 and ending May 31, 2013. Thereafter, the Lease shall be renewable for three
(3) additional periods of one year, such renewals to take place automatically unless
one of the parties provides the other with written notice to the contrary two hundred
forty (240) days prior to the expiration of the then current Lease term. Effective June 1,
2016, notwithstanding any other provisions of this LEASE, this LEASE will continue
month to month, subject to all the terms and conditions herein, until either party to this
LEASE provides thirty (30) days prior written notice to terminate this LEASE. Further.
as to the County, the County Librarian or the Director of Internal Services/Chief
