SUMMARY OF SERVICES AND UTILITIE S
The following is a summary of service and utility responsibilities of Landlord and Tenant:
· Paper Supplies, dispensers and waste containers (premises & restrooms)
Light bulbs
Ballasts and transformers for fluorescent lights , fluorescent light tubes , light switches and electrical
outlets
Heating and air conditioning control switches
Janitorial service for interior of premises (dust, waste removal, vacuum , mop , cleaning)1
Janitorial service for exterior of premises and common areas
Carpet, tile and linoleum
Gas
Electric
Water
Window washing -interior
Landscaping and gardening2
Drapes, blinds , window shades3
Kitchen appliances
Refuse , rubbish & garbage disposal
Building Exterior and Garage Pest control4
Other: (1) water cooler (portable, bottled water), if desired; (2) interior pest control, if desired
Internet connectivity through Landlord 's CENIC/AT&T fiber optic connection5
1 Floor sweeping and mopping once a month. Bathroom cleaning twice a month. Kitchen cleaning not included .

ADDENDUM 5 -INTERNET CONNECTION
TO LEASE AGREEMENT DATED MARCH 16, 2016
B Y AND BETWEEN
THE REGENTS OF THE UNIVERSITY OF CALIFORNIA

COUNTY OF FRESNO
Te nan t shall have the option, but shall no t be required, to request that Landlord provide access to Landlord's
existing data network, including its CENI C/ AT&T internet connection, for Tenant's use, as desc rib ed below. Upon
Landlord's provision of such internet access to Tenant, Tenant shal l be responsible for paying Landlord network use
fees as descr ibed below, payable quarterly and in advance, to the address that Tenant uses to pay Monthly Rent to
Land lo rd.
REGULATIONS ON TENANT'S USE OF NETWORK
Tenant agre es to provide and maintain it s own secur ity fi rewall
Tenant agrees to be responsible for providing proper security and virus protection for each device
connected to the network .
Tenant shall not use internet connection for any peer-to -peer sharing sites
Tenant sha ll not download or share any ill egal copyrighted mater ial s
Tenant shall run backups or other high bandwidth downloads and uploads ou ts ide norma l business
hours
Land lord reser ves the right to throttle any data flow at any time at Landlord's discretion
Landlord reserves the right to terminate Tenant's access to its data ne tvv ork entirely, at any time and
for any reas on, in Landlord's sole and absolute judgement. In the event that Landlord term inates
Tenant's access in such a fashi on, Tenant shall im mediately remove any equipment or fiber
connections used to connect to Landlord's data networl ·. Landlord shall, with in th irty (30) days of any
such terminat io n, return any 'unus ed' portion of any quaiierly payment made by Tenant to pay for
access to Landlord's data network, pro-rated in proportion to the 'unused' time remaining in the
quai1er.
MAINTENANCE
Landlord shall be responsible for main tenance, repair , a nd rep lace ment of any Landlord-owned
equ ipment or fibe r connections.
Tenant shall be responsible for maintenance, repair, and replace me nt of Tenant-ow ned equipme nt or
fiber connect io ns.
NETWORK USE FEES

In the event that Tenant requests that Landlord provide access to Landlord's existing data network for
Tenant's use, and Landlord provides such access, Tenant agrees to pay one thousand five hundred dollars
($1 ,500.00) on a quarterly basis, in ad vanc e, to Landlord for network connec tiv ity. This fee will cove r onl y
connectivity to the interne t vi a Landlord's CENIC connecti on. Landlord assumes no responsibil ity for
inte rnet outages due to carrier issues.
